What can I expect when working with Ballard Realty Property Management?

Ballard Realty Property Management strives to provide the best property management services in town. We're local, we're reliable, and we're trustworthy. We'll manage your property as if it were our own. Our goal is to provide a personal touch that only a family-run business can offer, and to protect the value of your property through proactive management.

How long have you been in business?

We've been providing Seattle property management services since 1973.

Where are you located and what are your hours?

Our office is in the heart of Ballard in Seattle, WA on the corner of 17th Ave NW and NW Market Street. We have a store front that's staffed during normal business hours. We provide after-hours and weekend showings for prospective tenants, as well as after-hours and weekend emergency maintenance services.

What types of properties do you manage?

We manage single-family homes, condo units, townhomes, and multifamily properties up to 50 units.

In what areas do you manage property?

We manage property within the Seattle city limits. We believe in being close to the properties we manage so we can easily show your vacant units and tend to maintenance and building issues quickly.

What should I do to get my property ready for advertising?

Prior to a tenant moving in, and before advertising if possible, we require that the following turnover items are completed: carpet cleaning, blind cleaning, general cleaning, and touch-up painting. This ensures your property is appealing to prospective tenants and move-in ready.

Can you help to get my property ready for advertising?

Absolutely. We can assist with as little as one of the above items or all of them if needed. We have relationships with vendors for all your property's needs.

How do you determine the price for my vacancy?

Determining the price for your vacancy is multifold. Through a combination of an onsite visit, reviewing comparable properties currently for rent as well as recently rented in our portfolio, and our vast knowledge of the rental market and trends, together we'd come to the right price for your property.

How do you market my property?

Prior to advertising your property, we'll take pictures and a video. We'll then advertise the vacancy on our website and many other internet sites that we contract with. If permitted, we'll put a for-rent sign up in front of the property.

How long will my property be vacant?

There's no way to predict how long a property will remain on the market, even in the best conditions. We work diligently to rent the property as quickly as possible. The most important objective is to find a quality tenant. Waiting for the right tenant is worth the additional time it can take.

We'll market your property competitively and quickly to secure a qualified tenant, so you have the peace of mind to manage them with ease throughout their tenancy.

What types of properties do you lease?

We lease property within the Seattle city limits. We believe in being close to the properties we lease so we can easily and quickly show your vacant unit.

How do you determine the price for my vacancy?

Through a combination of an onsite visit, reviewing comparable properties currently for rent as well as recently rented, and our knowledge of the market and trends, together we'd come to the market rent for your property.

What happens once the property is leased?

After we sign a lease with the new tenants, we'll give you a copy of the lease agreement, the tenants' contact information, a final accounting statement, and a check for the tenant's security deposit funds. We'll give keys to the tenants on their move-in date. From there forward, you'll be managing the property and tenants.

When do you take the leasing fee?

We take our leasing fee from the tenant's move-in funds when they sign their lease agreement. We don't get paid until we've leased your unit for you.
